submitted by Richard D. - |Recommended: YesCould Hear a Pin Drop — Anthony and Karen have been very helpful. Sonny, the maintenance guy, has also been helpful. Building is incredibly quiet. Nearby construction noise is not a problem.

submitted by Jane S. - |Recommended: YesQuiet inside building but now construction of new multi-story building starting next door also lots of noise from traffic on Civic Dr Ygnacio side. Maintenance team is great and prompt to answer requests. Needs more cleaning of building interior and pool area, gym. Promised new hall carpeting for last few years but none yet, and it's in bad condition. Exterior windows and glass panels by pool have never been washed. Trash stacks up in chutes on weekends.

A floor plans that is unique, spacious and modern. Staff that are attentive, kind and professional. Best spot in downtown Walnut Creek Hands down

submitted by Hollis H. - |Recommended: NoArroyo has gone downhill — We've lived here 3.5 years and had always been very happy with the maintenance--Justin is prompt and completes jobs satisfactorily and Luis had always kept the building clean, shining, and spotless. Somehow, after Luis was asked to join Justin doing maintenance, his cleaning was reduced, but he still seemed to keep everything clean. Now we hear he's left and not to be replaced, and Justin to complete all tasks. This is horrible news and not acceptable to the tenants and ourselves. The carpet on our 6th floor is dirty with stains and hasn't been vacuumed recently floor and mirrors in gym dirty exterior windows haven't been washed in 3.5 years told they were done twice a year 5 years ago from past tenants elevator is marked up and more. Also, tenants aren't in favor of self guided tours of vacant apartments in the building. In these times of criminal activity in Walnut Creek, this is a security risk to us.

submitted by Aadyn M. - |Recommended: NoMixed Feelings — I have a lot of mixed feelings so far about this place. I do feel like the new property management team has allowed certain things to decline in quality versus the previous property managers. The carpets on each floor are overdue for a cleaning. You can see trash juice on each floor. The construction was something we really focused on when moving in, as many reviews insisted the noise was not an issue and due to the material of the building it was very sound proof. However, it is very easy to hear doors slamming everytime a neighbor comes and goes. I’ve also noticed since 7 13 the upstairs corner units 528, 530, or 532 i assume 532 since it is directly above are dropping workout equipment loudly on the floor causing it to be heard in our unit. We were overcharged for parking our first months rent. You charged us 100 for one spot. I have also not had any luck with the luxer package system. They leave my packages outside the complex. I definitely think there should be on site security overnight to enforce quiet hours. Without it you allow tenants to be loud and inconsiderate because they know nothing will be done about it.

For parking, we do charge monthly however the extra charge was a system error and has since been resolved - we sincerely apologize for any inconvenience this caused for you. submitted by Antonio L. - |Recommended: YesQuiet, comfy convenient — The community is not too big so it is quiet. Common areas and amenities are clean and comfortable and location is very convenient to shopping, pharmacy, groceries, restaurants and recreation. Pet friendly too
